2025 Real Estate Stats

According to Maine Listings, Realtors across the state sold 15,133 single family homes in 2025. Statewide the Single Family Home median sold price was $405,000 up 4.78% over last year. For Cumberland County, the median sold price was $590,000 up 8.39%. Scarborough median sold price for single family homes in 2025 was $750,000, which was a decrease from 2024, however the total number of houses sold was up 3.23% at 240 homes sold. 2024 had the lowest number of homes sold in Scarborough for the past eight years, likely leading to higher prices from tighter inventory. Although the median sale price was slightly lower in 2025, the median price per square foot was up to $398.54 which is an increase of 6% over 2024. With interest rates continuing downward since their peak in 2023, 2026 is anticipated to be another busy year.
